What changes when you are not resident.
Investing in Spain from another country is entirely normal and there is no restriction on foreigners buying residential property. There are, however, four practical steps nobody warns you about.
You need an NIE
A Spanish tax identification number for foreigners. It is required to buy property, open a bank account and pay taxes, and obtaining it takes time, so it is the first thing to start.
You do not need to be here
The purchase can be signed by power of attorney granted before a notary. You do not need to be in Spain during the renovation or the sale, which is how most of our international clients work.
Non-residents are taxed differently
Rental income and capital gains are taxed under a separate regime for non-residents, and buyers withhold a percentage on account when a non-resident sells. Worth resolving with a tax adviser before buying.
Transfer tax varies by region
Property transfer tax on resale homes is set by each autonomous region, so the same purchase price carries a different tax bill in Andalusia, Madrid or Catalonia. It goes into the calculation from the start.

Can foreigners buy property in Spain?
Yes. There is no restriction on non-residents buying residential property in Spain. You will need a Spanish tax identification number for foreigners (NIE) and, in practice, a Spanish bank account.
Do I have to travel to Spain to buy?
No. The purchase can be signed on your behalf under a power of attorney granted before a notary, and you do not need to be present during the renovation or the sale. Many of our clients see the property only once it is finished.
Who owns the property?
You do. The property is registered in your name at the Spanish Land Registry and you make the final purchase decision. We act as advisers and managers, and we never handle payments to the seller or to the contractors.
What return should I expect?
Our documented average net ROI is 16.2% on total investment, with an average of five months per project. We do not validate a project that does not project at least 15%. Nobody can guarantee a return on property, and you should be wary of anyone who does.
What do you charge?
A fixed project fee of 4,990 EUR + VAT, plus 10% of the renovation budget with a minimum of 2,490 EUR + VAT. There is no success fee on the capital gain. Both amounts are paid in two equal halves.
Do you speak English?
Yes. We work in English, Spanish, Catalan and French, the contract is available in English, and we market the finished property in several languages, which matters a great deal on the coast.
