The requirements are the same as elsewhere in Spain, plus one local reality: in Barcelona the due diligence on the building is heavier than the due diligence on the flat.
NIE and a Spanish bank account
Both required to complete. The NIE takes time to obtain, so it is the first step rather than the last.
Power of attorney
You can sign the purchase by proxy before a notary and stay away for the renovation and the sale.
Building-level checks
Protection status, pending building works agreed by the owners' association, licensing history and outstanding community charges. In Barcelona these change the numbers more often than in other cities.
Catalan transfer tax
Property transfer tax on resale homes is set by the Catalan government and differs from Madrid or Andalusia. It has to be in the calculation from the beginning.

Is Barcelona a good market for house flipping?
It has resilient exit prices thanks to constrained supply and international demand. The difficulty is buying: discounts are thinner and each building carries its own regulatory situation, so the selection process is longer than in other cities.
Can I invest in Barcelona from abroad?
Yes. You will need an NIE and a Spanish bank account, and the purchase can be signed by power of attorney. You do not need to be here for the renovation or the sale.

What should I check before making an offer?
