The deepest buyer pool in Spain

Buy and renovate in Madrid.

Madrid has the deepest demand and the fastest sales of any Spanish market, which is exactly why it is also the most competitive for properties with a real discount. Our office is in Pozuelo de Alarcón and we can meet in person, though you do not need to be in Spain to invest.

How Madrid behaves

A fast market, and an unforgiving one.

Depth of demand cuts both ways: properties sell quickly, and so do the good opportunities, which go to whoever is ready to move first.

Competition for stock

Many buyers per opportunity

What mattersAccess before listing
Where deals come fromLocal network

Every discounted property in Madrid has several interested parties. Opportunities that reach the public portals have usually already been seen. This is the market where an off-market network matters most.

Neighbourhood, not city

Analysis is always local

Unit of analysisThe street
VariationVery high
Common errorCity-level averages

Prices and buyer profiles vary enormously between adjacent districts. Any figure quoted for Madrid as a whole is close to useless for deciding whether a specific property works.

Renovation capacity

Busy contractors

CostAbove national average
AvailabilityTight
ConsequenceBook early

Contractors in Madrid are in demand and cost more than in most of the country. Having a team already committed is what keeps the five-month average intact rather than drifting to eight.

For investors abroad

What you need to buy here.

The practical requirements are the same across Spain, but Madrid adds one of its own: you have to be able to decide quickly.

NIE and a Spanish bank account

Both are needed to complete a purchase. Getting the NIE takes time, so it is the first step, well before you look at properties.

Power of attorney

Signing by proxy before a notary means you do not need to fly in for the purchase, which in a fast market is a genuine competitive advantage.

A decision threshold agreed in advance

In Madrid you rarely have days to think. We agree your maximum price and criteria before we start looking, so that a yes or a no takes hours rather than a week.

Regional transfer tax

Property transfer tax on resale homes is set by the Madrid regional government and differs from Andalusia or Catalonia. It goes into the numbers from the start.

Frequently asked questions

Investing in Madrid property.

Is Madrid a good market for house flipping?

It has the deepest demand and the fastest sales in Spain, which is very favourable for annualised returns. The trade-off is a high entry price and strong competition for any discounted property, so the difficulty is on the buying side, not the selling side.

How much capital do I need?

There is no universal figure, because it depends entirely on the district. Beyond the purchase price you need to cover transfer tax, notary and registry costs, the full renovation and a buffer for overruns and for the months on market.

Can I invest in Madrid from abroad?

Yes. You will need an NIE and a Spanish bank account, and the purchase can be signed by power of attorney. You do not need to be present for the renovation or the sale.

Do you have an office in Madrid?

Yes, in Pozuelo de Alarcón, and we hold first meetings in person or by video call, whichever suits you.

How long does a Madrid project take?

Our average across Spain is five months from purchase to market. In Madrid the sale itself tends to be quicker; what can stretch the calendar is licensing and contractor availability.

What about rent-control areas?

Rent control measures regulate letting, not sale, so their direct effect on a buy-renovate-sell operation is limited. They matter if you are considering keeping the property as a rental instead.

Professional contract

Read it before you sign it.

Every investor gets the same professional contract: 25 clauses plus 3 annexes, turnkey renovation at a closed price, target sale value agreed in writing, partial refund if we do not find a property within 8 months, and mandatory mediation before any dispute. Downloadable in English, no form and no data required.
