The middle stretch of the coast, with a more contained entry price and a buyer who does not always require high-end finishes. Matching the renovation level to the actual local standard is what separates a profitable project from an overspent one.

What is different here

The international buyer changes the rules.

A large share of residential transactions on this coast is made by foreign buyers, and that alters three things: the design of the renovation, the calendar and the way you market the property.

The renovation targets a different taste

Open-plan space, usable outdoor areas, efficient climate control and natural light matter more here than in the domestic market. A renovation that is right for Madrid can fall short in Marbella and be excessive in Fuengirola.

The calendar is seasonal

Buying activity is concentrated in certain months. Finishing outside that window can mean extra weeks on the market, with the corresponding cost to your annualised return.

Marketing has to be multilingual

Advertising only in Spanish cuts the pool of potential buyers significantly. We market in Spanish, English and French, and project documentation is available in English.

One transfer tax across the coast

Property transfer tax in Andalusia is the same in Málaga city and in every coastal municipality, which makes the calculation simpler than operating across several regions at once.

Which Costa del Sol town is best for house flipping?

There is no single best one: it depends on your capital and your tolerance for time on market. Marbella offers the widest margin and demands premium finishes. Fuengirola and the Benalmádena-Mijas stretch have a lower entry price and less seasonal demand. Estepona sits between the two.

Can I invest here if I live in another country?

Yes, and it is a routine part of our work. You do not need to be present during the renovation or the sale. You do need to sign the purchase, either in person or by power of attorney, and you will need an NIE and a Spanish bank account.

How long does a project take on the coast?

Our average across Spain is five months from purchase to going to market. On the coast this is also affected by the licensing times of each municipality and by the seasonality of demand, which can make it worth timing the launch.

Is it still profitable at current prices?

Entry prices are higher than inland, but so are exit prices and the depth of demand. What decides it is not the absolute price but the gap between unrenovated and finished stock in that specific town. We apply the same threshold as everywhere else: no project is validated below 15% ROI on total investment.

Do you also work in Málaga city?

Yes. Málaga city is a market with its own dynamics and has its own analysis page in Spanish.

What tax does a non-resident pay on sale?

The sale is taxed as a capital gain and, for non-resident sellers, the buyer also withholds a percentage on account. It is worth resolving with a tax adviser before buying, because it affects how the operation is structured.
